Board of Revision

The Franklin County Board of Revision (BOR) hears complaints on the Auditor's appraised value of your property and can adjust the value based on presented evidence.

You can find Board of Revision case documents online for a general search by file date and school district. If you are searching for a specific property, go to our property search, enter the property information, click on BOR Status, and then click View BOR Case Documents.

All BOR hearings are being conducted via Zoom. If you prefer to have your hearing in person, please contact the Board of Revision at least 10 days before your hearing.

When filing your complaint, consider submitting supporting documentation to expedite the process. Some examples of supporting documentation include settlement/closing statements, purchase contracts, and appraisals.

Your case may be chosen for mediation, which is a less formal process that can be an efficient way to resolve your complaint.

Please keep in mind, the BOR hears complaints about property values, not the tax dollars you pay.

Appealing a Board of Revision Decision

If you disagree with a Board of Revision (BOR) decision, you may appeal by filing a notice of appeal with either the Ohio Board of Tax Appeals (O.R.C. 5717.01) or with the Court of Common Pleas (O.R.C. 5717.05) within 30 days from the date of the mailing of the BOR decision.

Filing with the Ohio Board of Tax Appeal (BTA)

  • You can file electronically at bta.ohio.gov or download the DTE form 4.
  • The notice of appeal must be filed with both the BOR and the BTA within 30 days from the date of the mailing of the BOR decision, or the appeal will be dismissed.
  • The original decision rendered by the BOR will be put on hold until the appeal is resolved.

Filing with the Court of Common Pleas

  • If you file your notice of appeal with the Court of Common Pleas, it must also be filed with the BOR and the County Auditor within 30 days from the date of the mailing of the BOR decision, or the appeal will be dismissed.
  • The original decision rendered by the BOR will be put on hold until the appeal is resolved.
