Property Value Review Sessions Now Underway

Franklin County property owners who believe their tentative 2026 Auditor’s Appraised Value is incorrect may now request a Property Value Review through the Franklin County Auditor’s Office.

Property Value Review sessions are available through September 5. Property owners may meet with the Auditor’s Office appraisal team virtually or in person at locations across Franklin County. Owners may also submit supporting documents without scheduling a meeting.

“This is the best opportunity for property owners to review their information and raise concerns before values are finalized,” Franklin County Auditor Michael Stinziano said. “We want people to look up their property, check the details and contact us if something does not appear right.”

The informal review process allows property owners to provide information that may affect the value or description of their property. Helpful documentation may include:

  • Recent comparable property sales
  • A recent professional appraisal
  • Photos or documentation of the property's condition
  • Information about incorrect property characteristics
  • Estimates or records related to significant repairs

Appointments generally take about 20 minutes. No decision is made during the session. The appraisal team reviews the information provided and will notify property owners of the outcome after the review is complete.

Property owners do not need to attend a meeting to participate. Documents may be submitted for review through the Auditor’s Office website.

Franklin County has nearly 500,000 parcels, but fewer than half of 1% of property owners have requested a Property Value Review so far.

“A review is not necessary simply because a value increased,” Stinziano said. “The question is whether the Auditor’s Appraised Value and the information we have about the property are accurate. Property owners know their homes and businesses, and we want them to be part of the process.”

A change in the Auditor’s Appraised Value does not result in an equal percentage change in property taxes. Property values and property taxes are not a one-to-one calculation. Tax bills are also affected by local tax rates, voter-approved levies, exemptions and how values change across a taxing district.

Property Value Reviews are available as part of Franklin County’s 2026 Property Value Update. After the review period ends, values will be submitted to the Ohio Department of Taxation for review. Final values are expected in December.

Property owners who continue to disagree with their value after final values are issued may file a formal complaint with the Franklin County Board of Revision.
