Tentative Property Values Now Available Online

Tentative 2026 property values for every parcel in Franklin County are now available on the Franklin County Auditor’s Office Know Your Home Value website, giving property owners an early look at their updated value and an opportunity to take part in the review process.
The 2026 Property Value Update is required by state law and updates property values to reflect current market conditions. More than 440,000 parcels are included in the update.
Countywide, preliminary tentative values show residential properties increasing by an average of about 10%, commercial properties increasing by an average of about 4%, and industrial properties increasing by an average of about 13%. Residential average changes vary by school district, with most school district averages falling between about 5% and 15%.
The tentative values released on June 9 are not final. They will be reviewed by the Ohio Department of Taxation before final values are certified later this year.
“Your Franklin County Auditor’s Office is committed to a fair, accurate and transparent Property Value Update,” Auditor Michael Stinziano said. “Property values are increasing at a more stable rate, but we know any change in value can raise questions. Property owners should visit the Know Your Home Value website, look up their tentative value, review their property information and learn how to take part in the process.”
The Know Your Home Value website now includes several tools and resources for property owners, including:
- Tentative 2026 property values
- A scheduling portal for Property Value Review sessions
- A property tax estimator
- The project timeline
- A delineated neighborhood map showing how neighborhoods are grouped for appraisal purposes
- Average preliminary tentative value changes by school district
Property owners who believe their tentative value does not reflect their property’s market value may schedule a Property Value Review session with a member of the Auditor’s Office appraisal staff. Reviews will be available virtually and in person from July through September. Appointments can be scheduled through the Know Your Home Value website.
The Auditor’s Office determines property values. Voters and taxing authorities largely determine property taxes. A property value increase does not result in the same percentage increase in property taxes. To help property owners better understand the possible tax impact of a value change, the website includes a property tax estimator.
After review by the Ohio Department of Taxation, property values are expected to be finalized in December. If a property owner still disagrees with their final value, they may file a complaint with the Franklin County Board of Revision through March 31, 2027.
